While having years of experience in main-land property management practices, our services are also geared to help you create a stand-alone business identity from the start. So when (or if) you want to take over personal management of the property, you will be handed a self-sustaining business package. We encourage all our clients to have a property-specific website for their listings, stand-alone licensing and insurance. This encourages direct-book repeat guests, which means more money for you in the future. We are happy to help you achieve this as part of our business consulting services.

At one point in Dakota's career, he was managing over $110-million in property assets, spread over WA, CA, TX, PR, HI and Mexico. 90% of that was subject to Superior Court review. In the 9 years of that work, he never once lost a client or his company money, nor exposed them to unnecessary liability.
How?? You might ask. He takes this philosophy very seriously.
We probably won't be the cheapest, but we will likely be the most thorough and inclusive. We will also be the ones providing you an umbrella when the s*** hits the fan.

We are here to help you choose a home that will hopefully bring you decades of joy (and income). With years of practice in streamlining the vacation rental process, we know all the tips and tricks to help keep your guests happy, errors to a minimum, and keeping the homes accessible through hurricanes, power outages and water outages. Having ushered our property through Maria, We are here to help you design the home to withstand these ever-present concerns, and to ensure a steady stream of income for you and your future.
Guest Interactions -
Studies have shown repeatedly that having good reviews has FAR more impact on a guest's choice to stay than anything else, even more than the nightly rate.
Those reviews come from the general public, so sadly, they won't all be perfect. However, when things go wrong - it is vitally important to take the steps necessary to reduce that negative impact. Whether this means refunding unused nights, giving a small credit for an inconvenience, or giving a full refund even when you don't have to, due to a guest feeling uncomfortable through no fault of your own.
Of course we will take all marketing steps to help prevent these, but small issues or things outside your control happen. This must be your mindset before the situation occurs.
